Owning a home is rarely glamorous, but completing some basic air conditioner maintenance tasks makes a big difference in your comfort. Check the Air Filter

Remove Debris and Clutter

They need at least two feet of clearance.
Bleach the Condensate Line
Once per season, disconnect the condensate drain pipe from its fitting. Use a diluted bleach solution to get rid of microbial growth. These organisms produce a thick buildup and may cause an obstruction in the drain line. An obstructed drain line can back up into the unit, causing a system failure. A clogged condensate drain can also leak water in your home, resulting in water damage.
